Market Place, in Wells, formed part of the location, which was transformed into Sandford, the fictional village in the blockbuster.
It is where Sergeant Angel (Simon Pegg) meets Danny (Nick Frost) for the first time – after he reverses his car into the real fountain, and where they regularly patrol in the film.
The film, directed by local man Edgar Wright, went on to international acclaim and achieved cult status.
The property, 5 Market Place, is majority let to Santander UK Plc on new five-year lease (no breaks) and is part let to a solicitors.
It produces a current annual rent of £39,300.
Peter Mayo, of Acuitus, said: “5 Market Place is well-located on the northern side of Market Place, at its junction with Sadler Street.
