THE Channel House Hotel in Minehead has been sold and will now be converted into a large holiday let.

Carter Jonas Leisure recently sold the property which overlooks Minehead Bay at a guide price of £845,000.

The detached hotel provided 8 en-suite bedrooms plus a bar and restaurant with 16 covers.

Stephen Richards, head of Carter Jonas Leisure said: “The property attracted strong interest due to its position on North Hill overlooking the sea and is positioned at the start at of the South West Coast Path.

"Potential purchasers ranged from couples looking to run a small hotel, a large holiday let or to convert the hotel back into a residential dwelling.

"The property was eventually sold to a purchaser who is going to convert the hotel into a large holiday let and they had to go through the planning process before the sale was agreed.”

The small hotel was rated by the AA as three stars. The property also provided a 1-bedroom owners accommodation with further potential to convert the lower ground floor into a self-contained apartment.

There was a previous planning application to build a 2-bedroom holiday cottage within the grounds.

But in July 2022, Somerset West and Taunton Council (SWT) received a change of use planning application for Channel House Hotel, located on Church Path.

The previous owners, Deborah and Andrew Ross, have run the eight-bedroom hotel for 16 years but will retire in September, after which the building will remain vacant.

Terry Venner, the independent SWT councillor for Minehead North, commented: “I neither support nor object to this application, but request all relevant policies of the council are taken into account when determining this application regarding its location near to the Minehead North Hill conservation area.

“Whilst I appreciate the changes in the holiday market, it's still a great loss to the local economy and employment within Minehead. Any loss of holiday accommodation is very regrettable.”
